Terms & Conditions

1.1 A booking is only confirmed once KATABLANCA Villa has received a signed booking agreement (where applicable) and a 50% non-refundable deposit of the total rental amount.

1.2 The remaining 50% balance is due in full no later than 14 days prior to check-in. Bookings made within 14 days of check-in require full payment at the time of booking.

1.3 Failure to remit the balance by the due date may result in cancellation of the booking, with the deposit forfeited in accordance with our Cancellation Policy.

1.4 Rates quoted are per villa (whole-property rental) unless otherwise stated and are subject to change until a booking is confirmed with a deposit. Confirmed bookings are held at the quoted rate.

1.5 Accepted payment methods and any applicable transaction or currency-conversion fees will be communicated at the time of booking.

2.1 In addition to the rental payment, a refundable security deposit may be required prior to arrival to cover any damage, excessive cleaning, missing items, or violation of these Terms during your stay. The amount and payment method will be confirmed at time of booking.

2.2 The security deposit of $1500.00 USD will be refunded within 14 days after check-out, less any deductions for damage, loss, excessive cleaning, or violations of the House Rules in Section 4.

2.3 If damages or violations exceed the security deposit amount, the Guest agrees to reimburse KATABLANCA Villa for the additional cost.

3.1 Standard check-in time is 3:00 PM and check-out time is 11:00 AM, unless otherwise agreed in writing in advance and subject to availability.

3.2 Early check-in or late check-out requests are not guaranteed and may incur an additional fee.

To protect the Villa, our staff, neighbours, and other guests, the following rules apply to all bookings and are strictly enforced:

• No pets. Pets or animals of any kind are not permitted on the property at any time.
• No parties or events. The Villa is booked exclusively for the private use of registered guests. Parties, large gatherings, weddings, or commercial events are strictly prohibited unless expressly approved in writing by KATABLANCA Villa management in advance (additional fees and terms would apply).
• No non-paying or unregistered guests. Occupancy is limited to the number of guests declared and paid for at the time of booking. Visitors who are not registered guests are not permitted to stay overnight or use the Villa’s amenities without prior written approval.
• Maximum occupancy must not be exceeded at any time. The current maximum occupancy will be confirmed at time of booking based on the number of bedrooms reserved.
• No smoking inside the Villa (designated outdoor areas only, where permitted).
• Guests are responsible for the conduct of everyone in their party and any visitors they allow onto the property.
• Guests must comply with reasonable instructions from Villa staff and security regarding pool, beach, and property safety.

Violation of these House Rules — including unauthorized pets, parties/events, or unregistered guests — entitles KATABLANCA Villa to immediately terminate the stay without refund, remove the offending parties from the property, and retain the full security deposit and rental payment to cover any resulting costs or damages.

5.1 Guests agree to treat the Villa, its furnishings, and equipment with reasonable care and to leave the property in a similar condition to that in which it was found (ordinary wear and tear excepted).

5.2 Guests must report any damage, malfunction, or safety issue to Villa management within 24hrs of their stay.

5.3 KATABLANCA Villa, its owners, staff, and agents reserve the right to enter the property, with reasonable notice where practicable, to carry out maintenance, respond to emergencies, or verify compliance with these Terms.

6.1 The Villa is a beachfront property that may include a swimming pool, direct beach access, and other natural surroundings. Guests acknowledge and accept the inherent risks associated with ocean swimming, pool use, and tropical outdoor environments, and agree to supervise children and vulnerable guests at all times.

6.2 To the fullest extent permitted under Jamaican law, KATABLANCA Villa, its owners, management, and staff shall not be liable for any injury, loss, theft, or damage to persons or property arising from a Guest’s stay, except to the extent caused by our proven negligence or wilful misconduct.

6.3 Guests are strongly encouraged to obtain travel and/or travel medical insurance covering trip cancellation, interruption, medical emergencies, and personal property, for the duration of their stay in Jamaica.

6.4 Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited under the laws of Jamaica.

7.1 KATABLANCA Villa shall not be liable for failure to perform its obligations where such failure results from circumstances beyond its reasonable control, including but not limited to natural disasters, hurricanes, tropical storms, government travel restrictions, civil unrest, pandemic-related restrictions, or acts of God (“Force Majeure Events”).

7.2 In the event of a named hurricane or tropical storm warning issued by the National Meteorological Service of Jamaica that directly affects Saint Ann Parish during a confirmed stay, KATABLANCA Villa will work with the Guest in good faith to reschedule the stay to alternative available dates within 12 months, subject to seasonal rate differences. Refunds in such circumstances are at the discretion of KATABLANCA Villa and are not guaranteed, which is why travel insurance is strongly recommended.

8.1 KATABLANCA Villa may request a valid form of identification (passport or government-issued ID) at check-in for security and registration purposes, consistent with our Privacy Policy.

8.2 Photographs taken of the Villa for marketing purposes will not knowingly feature identifiable guests without consent.

All bookings are subject to our separate Cancellation Policy, which forms part of these Terms and is available on our website.

KATABLANCA Villa reserves the right to refuse a booking, or to terminate a stay in progress without refund, where a Guest or their party:

• violates the House Rules in Section 4;
• engages in illegal activity on the property;
• causes damage, harassment, or endangers the safety of staff, neighbours, or other guests; or
• provides false information at the time of booking.

These Terms are governed by and construed in accordance with the laws of Jamaica. Any dispute arising out of or in connection with a booking or stay at KATABLANCA Villa shall be subject to the exclusive jurisdiction of the courts of Jamaica.

KATABLANCA Villa may update these Terms from time to time. The version in effect at the time of your booking confirmation will apply to your stay, unless a change is required by law.
